Foremost Constructions has been restoring period homes across Melbourne since 1965, now in our third generation of Registered Master Builders. Richmond, Fitzroy, Brunswick and Carlton are full of period and character homes, and every project is managed personally, from council requirements through to the finished result.

Foremost holds building registration CDB-U63719, and Robert is a current member of Master Builders Victoria.

What we do

Original character and materials

Heritage and period home restorations, respecting original character and materials. On tight inner-city sites, close to neighbouring properties, the work is done with care.

Restoration with an extension

Restorations combined with a matching extension. Our Richmond period restoration and extension is a good example of this work. Our Port Melbourne heritage renovation and extension is another, on the bayside side of what we cover, with the same care for the original house.

How it runs

First meeting
A preliminary meeting to talk through what you have in mind. We welcome enquiries at any stage of planning, from a rough idea through to a heritage report already in hand.
Documentation and permits
Quotation and estimation, then a pre-contract meeting and a Domestic Building Contract, required for any project over $10,000 in value. Council submissions and heritage compliance are handled as part of the process.
Build and handover
Construction, with progress inspections along the way, then a final inspection and handover.

Where we work

Will I need heritage or council approval for a period restoration?

Often, if the property sits in a heritage overlay. We handle council submissions and heritage compliance as part of the job.

Can original features be restored rather than replaced?

That’s the aim with most heritage work: keeping and restoring original features where we can, and matching new work carefully where we can’t.

Can a restoration include an extension?

Yes. A lot of our period home projects combine restoration work with an extension, like our Richmond and Port Melbourne projects.

Will I get a written contract?

Yes. For any project over $10,000 in value, a Domestic Building Contract is required, and we provide this as standard.
